Client Profile – Successful purchasing in 12 days!
We were engaged by a young couple buying their first home. They did not want to purchase a newly built home but something that they could renovate and convert into dual occupancy for future family needs.
They had very fixed ideas as to where they wanted to live i.e. particular suburbs on the Sunshine Coast, preferably with views but short flat walking distance to beach and shops. We had a price range and we confirmed with them from the onset that they had pre-approved finance and were ready and eager to get a property asap.
We naturally started searching for properties in their preferred locations and shortlisted several to view with them but we kept one a secret! Why you ask? Well it was not in an area they had previously considered, it was not a property style they had discussed with us, it was a total renovator not just a cosmetic makeover. BUT! It was an original 1972 brick veneer and tiled roof 2 storey home on a good size block with vacant possession. However, the deal clincher was it had water and marina views in a good capital growth area surround by beautiful new or renovated homes in a quiet location within 5 minutes walking distance to the beach and major shopping precinct and after negotiations, was within budget! We nicknamed this house “Secret Santa”!
This property was negotiated and secured by us on behalf of our clients within 12 days over the Christmas and New Year period. That also included us organising the Building & Pest Inspection and assisting them in engaging a great solicitor all of whom were prepared to work through their holidays.
All in all a perfect outcome all round with the vendors happy and our clients ecstatic that we had found a property that could be their forever home.
